Valuation and introduction
Once you get in touch with us, we will give you a free of charge valuation for your property. This considers factors such as location, property size, views, aspect, condition, and of course current market trends. When we provide a valuation, you should know that the price we estimate is one we believe we can achieve in reality.
If you are happy, all is left is to instruct us officially by signing our terms of business.
Marketing
After choosing us and agreeing on the price, we will then organise professional photography* and walk-through videos to start marketing the property on all UK major property portals, social media and our website. We will also share it with all our corporate companies we work with and their relocation departments, such as Sony, Shell, BP, Bank of China, Singapore Airlines, Kia to name a few.
*Based on the availability of the property since some properties are brand new and not yet completed- with these properties we will try to get access through the developer and where not possible, we have to wait until completion. This doesn’t stop us from building a list of potential tenants in the meantime.
Conducting viewings, finding a tenant and negotiating terms.
Shortly after marketing, we will arrange and conduct property viewings for potential tenants. Most of the time we try to do an open house event to create more demand, but we also do private viewings whenever tenants can’t join. After viewings, we will start receiving offers and we will send you the tenants profile for your choosing.
Background checks
Once you choose a tenant, we will conduct background checks through a third party company whose standards are very high and is one of the best in UK.
This company utilizes a sophisticated AI system designed to detect fraudulent documents, ensuring that the verification process is both reliable and efficient. Additionally, they have direct access to HMRC, allowing them to confirm their employment details.
The background checks will include verifying references from previous landlords or employers, assessing the tenant’s financial stability, and conducting comprehensive credit checks. This rigorous screening process is crucial for identifying suitable tenants who can meet their rental obligations.
A report will be made and sent to you for final approval.
Tenancy Agreement and Move in Funds
The next step is to sign the tenancy agreement. We will prepare it outlining both tenant and landlords responsibilities and send it to both parties for review and signature.
Once signed, the agreement will be legally binding. A copy will be provided to each party for their records on the day of the move.
The tenant will then pay the move in funds. The security deposit will be registered with a UK scheme and the rent will be kept in our Client account until the day of the move when it will be processed and sent to your account.
Inventory and Check in
On the day of the move in, we will instruct a third party company to conduct an inventory check, detailing the condition of the property and its contents. This inventory serves as a reference point for both the landlord and tenant and can be essential for resolving disputes regarding the deposit at the end of the tenancy. The inventory clerk will also facilitate the check-in process, providing the tenant with keys and any necessary information about the property.
Ongoing Management
We can also provide ongoing management services, which include regular property inspections, handling maintenance requests, and ensuring that rent is collected on time. This can be particularly beneficial for landlords who may not be local or those who prefer to minimize their involvement in day-to-day management.
